Only the interest is a cost. The principal you pay down each month is still yours: it shows up in the net proceeds, which is why it's left out of the costs.

Tax changes the answer. Rent is taxed as income, and selling a rental can mean capital gains tax. Run both with your accountant before you decide. An estimate, not an appraisal.
