The rules it applies

How much can I raise the rent in 2026 and 2027?
At most the guideline for the year the increase starts: 2.1% in 2026 and 1.9% in 2027. The law caps any year's guideline at 2.5%.
When can the increase start?
Twelve months after the last increase, or after the tenancy began if there hasn't been one, and only after at least 90 days' written notice.
Is my condo exempt from the guideline?
Only if no part of the building was occupied as a home on or before November 15, 2018. It's the building's date, not your unit's: a unit first rented in 2020 in a 2015 building is not exempt. The 90-day notice and 12-month rules apply either way.
Do I owe interest on the last month's rent deposit?
Yes, every year, at the guideline in effect on the day it's due, exempt units included. When the rent goes up, the interest can be kept to top the deposit up to the new rent.
Does the guideline apply to a new tenant?
No. Between tenancies there is no guideline: you and the new tenant agree on the rent.
