Getting started
Photo ID for every owner, proof of ownership, your condo’s rules if it’s a condo, keys or a lockbox, utility details, and your current tenant’s notice in writing if someone is moving out. Sasha checks title before anything is listed, so nothing stalls halfway.
Stay with them. Sasha won’t work around an exclusive listing agreement. If yours has ended or isn’t exclusive, Sasha is glad to talk.

Yes. Sasha works in English and Farsi, and Property.ca’s agents across Toronto cover every language this site is in, from French and Spanish to Chinese, Korean, Arabic, Hindi, Tagalog, Russian and Ukrainian. The lease itself is the Ontario Standard Lease in English.
No. FastLease is tenant placement only: pricing, listing, showings, screening and the signed Ontario Standard Lease. Rent collection and repairs stay with you or your property manager.
Toronto and the rest of the GTA. Every unit is assessed first, and before you sign, Sasha tells you honestly whether it qualifies for the 21-day guarantee or would be better served another way.
Fee and guarantee
Yes. The difference is a deadline that costs Sasha if it’s missed. For a green-lit unit, if no qualified tenant has signed by day 21, the fee drops 21%, from one month’s rent to 79% of one month.
One month’s rent + HST, and only when a lease is signed. It also pays the tenant’s agent, so there’s no second fee. Pricing, professional photos, MLS®, Property.ca, Condos.ca, showings, screening and the lease are included. Nothing up front.
You don’t write a cheque. The tenant’s first and last month’s rent go into the brokerage’s trust account, the fee and HST come out of it, and the rest is sent to you. The last month’s rent still covers the tenant’s final month, and the yearly interest on it is yours to pay.
For a green-lit unit, if no qualified tenant has signed by day 21, the fee drops 21%, from one month’s rent to 79% of one month. Sasha keeps working, with the same screening, until a qualified tenant signs. You’re invoiced the reduced fee, with no surcharge and no walk-away charge.
On the day the listing goes live on MLS®, not the day you sign with Sasha. It counts calendar days, and it stops on any day the unit can’t be shown or a decision is waiting on you. Days lost on Sasha’s side still count against Sasha.
An accepted offer: you and the tenant have both signed the Agreement to Lease by the end of day 21. If it falls apart before it’s firm, the clock picks up where it stopped.
No. Day 21 is about a signed lease. The tenant moves in on the start date in that lease, which can be a month or two later. Your plan works back from the move-in date you want.
Yes. Most tenants look no more than 60 days ahead, so Sasha prices and photographs now and puts the listing live 60 days before your date. The clock starts then, and you keep the guarantee.
Green-lit units: priced no more than 5% above Sasha’s range, clean and showable, with an owner who answers within 24 hours, on a 12-month Ontario Standard Lease. A house is green-lit after Sasha walks through it. You know in writing before you sign.
You see the recommended range and the leases behind it. List more than 5% above it and Sasha still takes it on, without the day-21 guarantee. An active building or legal dispute, or a material misrepresentation, also removes the guarantee. Anything known is flagged in writing before you commit.
Usually 60 to 90 days, agreed with you up front. You can cancel in writing at any time; the only cost is the photographer’s invoice if photos were taken. If you lease within 90 days to someone who came through the listing, the fee still applies. You never pay two brokerages.
Tell Sasha before you sign. Anyone you’re already talking to goes on a list in the agreement, and if one of them rents it, there’s no fee. After that, every lease during the agreement goes through Sasha, screened to the same standard as everyone else.
Sasha re-lists the unit at no new fee. If the deposit never clears, there’s no fee at all, and the clock picks up where it stopped. Once a tenant has moved in, a new tenancy is a new listing.
No. In Ontario a tenancy simply continues month to month after its first term, with no new lease and no new fee. When your tenant does give notice, a returning client’s listing goes live again within days.
No. It’s one fee per unit, because the fee also pays the tenant’s agent. Each unit gets its own plan and listing dates, so your units don’t compete with each other. Closing several new-build units at once? Ask Sasha about a plan for the whole block.
Tenants and the lease
You can. What you’d miss is mostly in the screening. Sasha checks pay stubs and job letters with the employer, reads the full credit file rather than the PDF an applicant sends, and checks ID and Landlord and Tenant Board history. Those checks have caught faked documents and identity mismatches. You also skip every inquiry and showing.

Screening lowers the risk; nobody can promise how a tenant behaves. If a tenant signs and never moves in, Sasha re-lists at no new fee.
Yes. Every application reaches you with Sasha’s screening summary and a recommendation. The final call is yours. Turning down a qualified applicant pauses the clock while you decide; a second one moves the listing to standard service, without the guarantee.
Each file is read as a whole, never by one score or a rent multiple. Credit, income, employment, tenancy history, Landlord and Tenant Board history and identity are all reviewed, and anything that can be verified is. The pass mark is the written qualified-tenant standard.
A written standard: government ID verified, full credit file reviewed, income that reasonably supports the rent, employment or income verified, references from previous tenancies attempted, documents checked for authenticity, and readiness to sign the Ontario Standard Lease at the listed rent or higher.
Yes, within the law. You see every application with Sasha’s summary and make the call. Sasha won’t act on a refusal based on family status, receipt of public assistance or any other ground the Ontario Human Rights Code protects. That keeps you, and the lease, on safe ground.
Partly. A no-pets clause in an Ontario lease is void, but you choose the tenant, and Sasha tells you who has pets before you decide (service animals are protected). A no-smoking rule can go in the lease. If your condo restricts pets, the tenant must follow those rules.
No. Sasha uses the Ontario Standard Lease (Form 2229E), with approved addenda for parking, storage or seasonal access. Tenants already know the form, so they sign sooner, and it protects you if anything goes wrong.
Pricing, listing, showings
On MLS®, Property.ca and Condos.ca, with professional photos. Anything beyond those three depends on the listing, so it isn’t promised.
Showings are hosted for you, after the inquiries are filtered, so you can be anywhere. Each week you get a short report with what matters, not every email.
You can, but you don’t need to be. Sasha hosts every showing after filtering the inquiries. If you still live there, you only need to be out for the booked times; applicants tend to be more candid without the owner in the room.
Your plan shows a recommended list date. Sasha confirms it on the first call, once photos and pricing are set.
Not blindly. Sasha shows you what similar places leased for and how long they took, then you choose. The price is also what decides whether a unit is green-lit for the fee guarantee.
Clean and empty photographs well. Sasha tells you what matters for your place and what doesn’t.
Your property
All four, on the same 21-day terms. A house is green-lit after Sasha walks through it, and it’s priced only against houses that leased. Utilities, lawn and snow care, and any basement unit are settled in the lease up front.
Sasha can lease it as its own unit once you confirm in writing that it’s a legal second unit. Each unit gets its own lease, and who pays which utility is written into both.
Most allow it, with rules. Sasha reads your condo’s rules first, works within any minimum lease term, books the elevator for move-in, and prepares the lease notice your corporation requires.
Not with the guarantee, which covers 12-month leases of the whole home. A furnished or shorter lease can still be listed under standard service: the same work and the same fee, without the day-21 reduction.
Check both before you list. Some mortgages and home insurance policies assume you live there. Sasha doesn’t advise on either, but flags it on the first call so it isn’t a surprise after the lease is signed.
After the lease is signed
Sasha handles it: a dated move-in condition report with photos, signed by the tenant; keys, fobs and the elevator booking; proof of tenant insurance; utilities moved into the tenant’s name; and post-dated cheques or pre-authorized debit, set up before the keys change hands.
A handover pack: the signed lease, condition report, insurance proof, tenant contacts, key log and your landlord dates. Then a check-in at day 30, alerts when homes in your building lease or sell, reminders before your rent-increase and deposit-interest dates, and your fee receipt each February.
Yes, once a year at month 10: an estimate of its value and the rent it would get today, with the comparables behind both. It’s an estimate, not an appraisal. It’s also when Sasha asks whether your tenant is staying, so a re-lease never starts late.
Yes. Sasha keeps a short list of people who have done good work for clients. If Sasha or the brokerage would ever receive anything for a referral, you’re told in writing first.
Selling and buying later
Cancel the leasing listing to sell with Sasha and nothing is owed, not even the photographer’s invoice. Sasha walks you through what selling looks like for your home.
Yes. Sell with Sasha within 3 years of your lease signing and the leasing fee you paid, before HST, comes off the selling commission at closing. It applies once per fee, is never paid out as cash, and never exceeds the commission.
Yes. Sasha represents buyers too, and can show you what similar units have leased for, so you know the likely rent before you make an offer.
