Signed by day 21, or your fee drops 21%.
The guarantee is underwritten, not sprinkled. It applies when the unit is priced, prepared, accessible, and legally clean enough for FastLease to put a real date on the calendar.
Track record on the promise: 9 of 9 leases in the public log signed inside the 21-day window, 5 of 9 at or above the asking rent.
One month's rent if a qualified tenant signs by day 21.
If day 22 arrives first, the fee drops automatically and stays reduced whenever the lease eventually signs.
Not every unit gets the clock.
That selectivity is what makes the guarantee credible. A unit that does not meet the standards can still receive standard service, but the deadline does not attach until the workability is real.
Price is inside the recommended band, or an amber step-down schedule is signed.
The unit is clean, functional, professionally photographed, and showable from day one.
The owner can respond to applications within 24 hours and approve by e-signature.
Access is workable: lockbox for vacant units, or cooperative tenant access with proper notice.
The lease is a 12-month Ontario Standard Lease with lawful instructions only.
No active building, legal, title, LTB, or material-disclosure issue blocks the placement.
Speed never beats screening.
A qualified tenant is not the first applicant with a deposit. The screening package must clear the written standard and the owner always sees the recommendation before signing.
- Government ID verified
- Full-file credit reviewed holistically
- Income reasonably supports the rent
- Employment or income verified
- Prior-landlord references attempted, with at least one satisfactory reference when available
- Documents screened for authenticity
- Applicant is ready to sign a 12-month Ontario Standard Lease at the listed price or higher
Does every unit qualify for the 21-day guarantee?
No. The guarantee applies to green-lit units: priced inside the recommended band, showable, professionally photographed, legally clean, and supported by a responsive owner.
What happens if I turn down a qualified applicant?
You always approve the tenant. The first decline pauses the clock while you decide. A second decline of a qualified applicant converts the engagement to standard service.
