How we count

  • Days on market run from listing to signed lease, as MLS reports them.
  • Lease-through rate is leased listings divided by every listing that ended (leased, terminated, expired or suspended).
  • Market medians are interpolated from count distributions, so they are estimates to about one day. Our brokerage's figures in the comparison use the same method, so the two sides match.
  • We only claim "faster than the market" where the gap holds. For freehold homes and several regions outside downtown we are within about a day of the market, so we don't claim it there.
  • Rents are leased prices, not asking prices. Median rent reflects the mix of units, so we never use it as proof of skill.
