If no qualified tenant signs by day 21, the fee drops 21% — from one month's rent to 79% of one month. The guarantee is for a qualified tenant, not the first person willing to send a deposit.

Yes. The fee and the day-21 reduction are the same for condos, townhouses, semis and detached homes, under the same written eligibility conditions for a green-lit listing.

Who pays utilities in a house lease?

Whoever the lease says. The Ontario Standard Lease has a section for services and utilities; we agree the split with you before the listing goes live so every applicant sees the same terms.

What if the house has a separate basement unit?

Tell us on the call. Whether it leases as one unit or two depends on how the property is legally set up, and that is decided before launch, not after.

Do I still choose the tenant?

Yes. FastLease filters and verifies applications, then presents the screening summary. You approve the tenant before the lease is executed.
