The landlord calendar

01Every year

  • January 1: the new year's rent increase guideline applies to increases that start that year.1
  • April 30: declare last year's Vacant Home Tax status, even with a tenant. The City confirms each year's dates.2
  • April 30: file and pay your return, with the rent on Form T776 (most individuals).34
  • By August 31: Ontario publishes next year's guideline.5

02Your lease's dates

  • Signing + 10 days: tell the condo corporation about the lease.6
  • Signing + 21 days: the tenant has a copy of the signed lease.7
  • Move-in day: CO alarms tested, alarm instructions and condo rules handed over.86
  • 90 days before the anniversary: deliver the written rent increase notice.1
  • Anniversary: the increase can start, and the deposit interest is due.15
  • Move-out + 10 days: tell the condo corporation the tenancy ended.6

03This year's numbers

  • Rent increase guideline: 2.1% in 2026, 1.9% in 2027. The law caps it at 2.5%.1
  • No guideline cap where no part of the building was occupied on or before November 15, 2018.5
  • Vacant Home Tax: 3% of the assessed value, if not declared or found vacant.2
