What an empty week costs
Your cost for each empty week, and when a lower price pays for itself.
Each empty week costs you
$750
$107 a day: $600 of rent you don't collect and $150 of costs you still pay.
4 weeks empty
$3,000
$100 less a month, for 12 months
$1,200
The cut pays for itself if it leases the unit 1.6 weeks sooner.
The FastLease promise
For a green-lit unit, if no qualified tenant has signed by day 21, the fee drops 21%, from one month’s rent to 79% of one month.
How it's worked out
A week of rent is the monthly rent times 12, divided by 52. The carrying costs are worked out the same way, because you pay them whether the unit is leased or not; a tenant's rent is what covers them. The break-even divides what a lower rent costs over a 12-month lease by what one empty week costs.
It's your own numbers only. It doesn't predict how long your unit will take to lease; nobody can promise that from a calculator.
